kyburgWell, we don't know.
The appraisal came in without a garage. It's mentioned in all the documents, but the appraiser did not include the converted garage in any of the value of the property - which came in $1,000 over what we are buying it for.
If the bank will sign off on it, we're good. If they won't, we start over. The good news is that we aren't going to be held liable for any part of the deal falling through if it does - we get our deposit back and just walk away.
The seller has vacated the property, is tenting the place for termites and I'd feel terrible if this deal doesn't happen. For them, it's a whole lot worse. They're selling because they've lost too much income to keep the place. Yup, that's what happens when one of the two income earners loses their job.
And the home insurance broker the financing officer uses sees no issue with the water claims as it is wasn't my fault (!) - so, no assigned risk there. Cheap, even. Tiny deductible, even.
We're waiting. I'm going to the ball game tonight on vendor tickets - and hoping time will pass, and we'll get our way.
