Something the loan agent said the other day stuck in my head this morning - she hadn't gotten the VA certificate for the loan we were planning to do. No certificate, no loan. Takes 30 days to get, normally.
I thought she had gotten it six months ago when we put the house on the market. That she knew and had verified that we qualified for that kind of financing.
No, she hadn't done it. So I called the VA on the cell phone driving in this morning.
WORDS OF ADVICE/WARNING
Never trust someone to do government paperwork for you. Particularly when it pertains to if you have a place to live or not.
We don't qualify for this VA certificate. We can't do the financing method we've been basing all our calculations on. We may have to pull out of the deal we've already done in selling the house and risk being sued. We may not be able to buy at all.

The loan officer has already called me back and told me why she didn't apply for the certificate. We weren't looking to buy yet. Our house hadn't sold yet.
